Project overview

Banner Recreation selected Ennadai's mass-timber proposal for whole-project coordination, energy performance, interior comfort and total installed cost. The result applies the Kazan system at a useful light-commercial scale.

The timber shell was assembled and waterproofed before the interior slab was poured, creating a protected environment for the concrete work that followed.

A different commercial option

Mass timber competed directly with prefab metal.

Banner Recreation needed a large, clear-span expansion to its Golden facility. Ennadai proposed a glulam superstructure with heavy tongue-and-groove Kazan walls and roof, taking responsibility for the project as an integrated design-build team.

The proposal was selected on more than appearance. Whole-project coordination, energy performance, year-round interior comfort and total installed cost made the mass-timber approach competitive with a prefabricated metal building.

Working comfort

A service shop has a demanding thermal cycle.

Large overhead doors open repeatedly as snowmobiles, boats and recreational vehicles move through the building. The thermal mass of the timber enclosure, paired with a radiant slab, is intended to smooth those rapid heat losses and provide a more stable working environment through Golden winters.

The exposed mass timber also gives the finished shop a warmer acoustic and visual character than a conventional light-gauge industrial enclosure.

Construction sequence

The enclosure came before the slab.

Ennadai assembled and waterproofed the Kazan structure immediately, before the interior concrete slab was placed. That sequence protected the pour from weather and allowed following work to proceed inside a controlled shell.

From spring groundbreak to a fall completion target, the project shows how prefabrication and early enclosure can compress a light-commercial schedule without reducing the building to a generic metal box.
